How working with us actually goes
No obligation at any point, and no follow-up campaign if you decide against it. Here is the whole process, start to finish.
You tell us the situation
A short form or a phone call. We ask about the property, where you are in the process, and what you’re hoping happens. If you don’t know some of the answers, that’s fine — most people don’t at first.
We look at the numbers
We research recent comparable sales, estimate repair costs, and pull together what we can pay. Usually within 24 hours. We’ll also sketch out what you’d likely net listing traditionally, so you have something to compare against.
We talk it through honestly
You get a real number and the reasoning behind it. If another option looks better for you, we’ll say so and explain why. This is the step where we sometimes talk ourselves out of a deal.
You decide — no pressure
Take a day or take a week. Talk to your attorney, your family, another buyer. A good offer survives a second opinion.
We open escrow with a local title company
A neutral third party handles the closing and confirms clear title. We coordinate directly with your lender and the trustee to make sure the payoff happens before the sale date.
You close and get paid
As fast as seven days, or later if you need time to move. You leave what you don’t want — we handle cleanout. Funds are wired or issued by the title company at closing.
What it costs you
Nothing out of pocket. No commissions, no listing fees, no repair costs, no cleaning. We cover standard closing costs. The “cost” is the difference between our offer and what a retail buyer might pay after a traditional listing — and we’ll be transparent with you about roughly what that gap looks like so you can weigh it honestly.
