First, the honest part

But if you have real equity and time before your sale date, listing with a good agent will almost always put more money in your pocket than selling to us. If you can catch up your payments, reinstating and keeping your home is usually the better result. If your lender will approve a modification, that may solve the problem entirely.

We’ll tell you that, even though it means we don’t get the deal. People in foreclosure get circled by companies hoping they’re too stressed to ask questions. We’d rather be the company you call because someone told you we shot straight with them.

Arizona’s process

How much time do you actually have?

Most Arizona foreclosures are non-judicial — your lender uses a trustee’s sale rather than taking you to court. Here’s the general shape of it.

  • Before anything is filed

    You fall behind

    Lenders typically don’t begin formal foreclosure until you’re 90–120 days delinquent. You’ll get demand letters and calls. This is the best time to act, because every option is still open to you.

  • The formal start

    Notice of Trustee’s Sale is recorded

    The notice is recorded with the county and mailed to you. This is the point most homeowners first realize the clock is real.

  • At least 90 days

    The waiting period

    Under Arizona law the sale generally cannot occur until at least 90 days after that notice is recorded. Ninety days is meaningful time — enough to sell a house conventionally in many cases.

  • Up to the last business day

    Your right to reinstate

    In Arizona you generally have the right to reinstate the loan — paying what’s past due plus fees — until 5:00 p.m. on the last business day before the sale. Many homeowners don’t realize that window stays open that long.

  • The deadline

    The trustee’s sale

    If nothing changes, the property is sold at auction.

Reinstate your loan

Pay the past-due amount plus fees and the foreclosure stops. If you’ve had a setback you’ve since recovered from, this is often the cleanest outcome.

Best if: you can access the funds and your income has stabilized.

Loan modification or forbearance

Your lender may restructure the loan or pause payments. Servicers are often more willing than homeowners expect, particularly if you engage early.

Best if: your hardship is temporary and you want to stay.

Sell traditionally with an agent

With equity and enough runway before the sale date, listing on the open market will typically net you the most money. We’ll say it plainly: this usually beats selling to us financially.

Best if: you have real equity and 60+ days.

This one is us

Sell directly for cash

A direct sale closes in days rather than months, with no repairs, showings, or commissions. You’ll net less than a well-run traditional sale, but it’s certain and it’s fast.

Best if: time is short, the house needs work, or certainty matters more than the last dollar.

Short sale

If you owe more than the home is worth, your lender may approve a sale for less than the balance. It requires lender cooperation and time.

Best if: you’re underwater and have runway to negotiate.

Deed in lieu of foreclosure

You hand the deed back to the lender voluntarily, resolving it without an auction.

Best if: there’s no equity and you’d rather close it out cleanly.

Bankruptcy

Filing triggers an automatic stay that halts the sale, at least temporarily. This is a significant legal decision with long-term consequences.

Best if: a bankruptcy attorney has reviewed your full financial picture.

Let it go to auction

Sometimes, with no equity and no path to affording the home, the least damaging move is to stop fighting it. Arizona’s anti-deficiency protections may shield you from owing a balance afterward on certain residential properties.

Best if: the numbers simply don’t work and you need to move on.
